银行业应该世界上最好赚的行业之一吧。

如果我们说一个人家里是开银行的,

那就是指那个人非常的有钱,

因为银行里最多的就是钱嘛。

 

相信已步入社会的朋友一定都会有银行户口,

然后时不时都会与银行打交道,尤其是存钱与提款。

大家有没有想过,为什么银行要那么辛苦,

让我们可以把钱放在里面,替我们保管,

还要到处设立提款机方便我们,

到最后每个月还要付我们利息呢?

 

道理很简单,当我们把钱存在银行里,

它就可以使用这些存款作为自己的本钱,

然后用它们来赚取更高的回酬,

如把它们以更高的利息借出去,或是拿去投资。

银行之所以如此富有,是因为他的性质可说是“无本生意”,

收集大量他人的资金,然后使用杠杆来换取高额的回酬。

(× 这里讨论的只是银行业务的利差部分。)

 

而银行能够经营这本生意的根本来自它的信用,

也就是当我们这些存款人上门提款时,

银行总有足够的资金还给我们。

只要一家银行里存有足够的储备来应付大家每日的提款,

它就可以把剩下的钱都借出去以换取更高的回酬。

银行的信用建立在它的周转能力。

 

所以不如我们换个角度思考:如何让自己变成一家银行?

当然不是每个人都能像郑鸿标那么厉害可以开一家银行,

所以这里想问的是:如何像银行一样可以用他人的钱致富?

 

答案出奇的简单:跟银行借!或者换句话说:

“让银行把钱存在我们这里,然后我们支付它利息.”

这听起来也许非常的荒谬与矛盾,但是如果仔细去观察,

其实我们身边就有好多好多大大小小的“银行家”。

他们使用银行提供的贷款服务,

然后在股市里,房地产里或者是商场上取得惊人的回酬。

正是因为使用了Other People’s Money,

让他们的资金可以发挥十倍或甚至是百倍的杠杆效力,

也就是说一块可以当十块用,30千可以赚300千。

 

当然,世事总是没那么理想。

动用越高的杠杆意味着更高的风险,

而为了降低风险,需要做十足的准备以及功课。

而就像上面提及的,现金流或者是偿还能力是非常的重要的,

无论是对银行,企业还是投资者都一样。

只要找到减低和控制风险的知识与能力、

高回酬而稳定的业务加上稳定的现金流,

大家都可以把自己变成银行,创造自己的财富。

 

话说当年,阿尧在大学上了一个很好的课程,

名为《Thinking Out of The Box》。

课程是关于学会如何创意思考与Possibility Thinking。

当时讲师一直强调要问自己What If and What Else,然后问我们:

“There is a house that costs one million Ringgit.

How much do I have to pay to get it?”

WHAT IF I want to buy it with 100k?”

WHAT IF I want to buy it with 10k?”

WHAT IF I want to buy it for free?! Yes it is possible!”

 

当时觉得不可能的阿尧,如今接触了股票与房地产,

我想我已经找到了答案。

    剛剛做了5000英鎊的信用卡BT(balance transfer),
    手續費少過1%,至少兩年不必還款。
    應該會用來買英國藍籌股收息。嘗試下用銀行的錢賺錢。
    可惜只能BT到5000英鎊。如果多點會更好。

      How to avoid repayment for 2 years? I thought after balance transfer the debt is transformed to installment plan which is chargeable every month?

        我的BT是26個月免息。
        不必每月repayment,每月只需還min pay。
        26個月期滿之前一次過還清就是了。

        *更正,26個月的免息BT,手續費是1.5%,非少於1%。
        手續費低於1%的,是十多個月的免息BT。

            你竟然還記得RBS信用卡 :)

            其實RBS是0%利息購物信用卡,免息期長達15個月。
            現在即將滿15個月,
            為了還可以繼續“借”下去,而又不需要付利息,
            我便申請了免息BT信用卡,這次是Nationwide的信用卡。
            真的是完全免息。只需要付那區區的0.75%手續費,
            對我來說是接近免費了 :)

            不知道26個月之後是否可以再申請另一張免息BT卡,然後一直這樣BT下去,永遠不必還錢。呵呵!兩年後再試試。

            P/s:投資的開始階段,資金大小不是問題,最重要是資金可以繼續成長。我當初的初始資金就只有800大洋 :)

            上个周末去了Investalk的年度聚会,非常认同夜孩子的分享。
            当资金小的时候应该更依靠自己的主动收入以及使用杠杠来让资金更快的成长。这会是阿尧投资的方向。

      I think you definitely know how already. If I am not mistaken you played Ca$hflow before right?

      Since the class was thinking out of the box, I thought of a lot of ways to do it:

      1) Marry a rich girl and get a house for free.
      2) Use system Barter to change something cheap into a house. http://en.wikipedia.org/wiki/One_red_paperclip

      3) Use your credit card to OD, then go casino…
      4) Persuade your rich relatives to give you a house..
      …..

    Sorry for the slow reply for I am busy recently.

    One way to do this is to get discount from developer, then get 95%/90% loan from bank. As long as your loan cover the actual price you are paying + stamp duty etc., you are not paying any down payment. I have seen this idea from the book 房地产禁书 by Kenny Chia, but not sure about the mortgage part. He got another book called 免费买房地产, which might have the answer. :)

    Another way is to buy a second hand property, and get a higher loan from bank than the price you are paying(based on bank valuation). After that you need to rent out the property with the rental higher than your mortgage + maintenance fee. This way you don’t need down payment, and you are not paying anything. For this example I have seen real world example, and therefore I say this is possible. However I still need to learn up the details to carry out this plan. It also requires the house price continue to grow during the time you buy.

    I wouldn’t say this is easy, but I think there are much more ways to buy a house “FREE” or using very little money. The main concept here is to use Other People’s Money, especially the bank, and also other kind of financial helps you need (scholarship, friends, relatives, credit cards, blablabla). As long as you are not using your own money, you are actually buying it for free. I also wouldn’t say this is for everyone, or this is safe.
